Listing agents should do a thorough walk through of home inside and out and point out simple ideas of improvement for home to show well.  A few simple idea's would be power wash exterior to remove mold build up from trees, hedges and dirt build up to include gutters, facia, driveway and sidewalks. CURB APPEAL

For example, outside curb appeal front and back yard. When someone interested drives by I want your home to catch the eye. A pristine lawn and hedges trimmed etc front and back. Many may think if it looks like this on the outside, it may look even better on the inside. Once inside, declutter to the utmost.  This means all countertops in home, remove certain religious ornaments and pictures. You will be shocked on how this spooks several buyers. 

Believe it or not, the front door and color makes an inviting entrance provided you have pets please do all you can to prevent dog hair or smell.  Some buyer's family may have allergies and this may drive them away.  If they love the house even more, they may pull up all carpet if in home. 

As you drive through through several communities, you will see the difference from home to home and truly a learning experience.
