The trend shows nationally at least 50,000 additional increases from January through April. In Dr Phillips, selling prices spiked up on the average 68% from last year and just over 700k selling. This specific location is selling just a tad over asking price with less than a 30% price drop. Multiple offers have been the standard operating scenario due to high demand and low inventory. WATERFRONT PROPERTIES

The last 90 days April to June 4th 2022 the sold waterfront properties on the Chain of Lakes were only 2. One was a cash buyer over 5 mil and no seller concession with over 10,000 square feet of living space. However it seems to be many families are homesteading and maybe undecided to sell. Nothing beats living on the tranquilizing Butler Chain of Lakes with stunning views of a daily sunrise and sunset. Depending on your location, you can catch a glimpse of the nightly fireworks at Disney theme park. In the neighboring city of Windermere there were four sold two cash and other two conventional during the same timeframe and no buyer concession in this hot seller's market.

HOMES ARE SELLING FASTER

Homes are selling faster and even as the interest rates climbs there are still hungry and serious buyers. In the Central Florida area, on the average a home sat only 24 days on the market after seller reviewing multiple offers. As interest rates increase the buying demand is still hot in Central Florida. The supply of homes were at 30 days in April 2022. From March to April closed sales increased by 300, from 3800 to 4100 and average days on market from 27 to 24.
