This is very interesting and uncommon. Traditionally, families take their home off the market during the Christmas Holidays. This is because they want to enjoy these times with their families and do not want any traffic.

However, as a savvy realtor, I educated them to leave home on the market.  Why? This is because this shows you are a serious seller, the market is not as saturated with less competition verses in the spring and closing generally will take 40-50 days this time of year.  While other realtors are sleeping, I am working. Yes don't get me wrong, this is a sacrifice, however, this sends a signal to serious buyers as you are a serious seller. If you are on vacation, this is even better for you as the seller. BENEFITS OF SELLING IN THE WINTER

Depending on demographics, especially in the winter snow season, you must have someone always available to shovel snow on entry way, sidewalks and driveway so that potential buyers may have easy entry access to him without slipping or falling on your property. 

This also shows that your warm home can have a cozy sense and family feeling, especially if you have a wood burning fireplace that will show up in the home! Leave heat on!! Again, remember these are serious buyers as you are a serious seller! In this season many corporate relocations are established, huge bonuses and tax season, which means more money to spend. They possibly sacrifice of Christmas spending! So don't be compelled the wait till spring or summer to market your home!  Make sense?

This is the time of year, homeowners who are planning to move have a decision to make. Sell now or wait till after the holidays. Some sellers with homes already on the market may even remove their listing until the new year. Truth is many buyers want to purchase a home for the holidays, and your house might just be what they are looking for as real estate deals start to rise. You can set and determine days and times that are most convenient for home showings to minimize disruptions, as buyers are a bit more flexible and off from work.
