The fact remains from experience overall spring after the school season is the best time to put abundance of home's on the market. I personally see it year in and year out from experience. However markets vary in different localities especially with military being retired Air Force. Why because generally school is out and families are not forced to have children uprooted from school if they don't have to and the great weather in Florida is a motivator spring time. Now don't get me wrong you do have off season buyers. Typically the majority of homes sell from April through November. Families get tax refunds in the beginning of the year and school winds down, then Holidays kicks in and sales start to slow down a bit. You must have that right realtor with much skill and knowledge the first time because you don't want your home to be labeled as why is it still sitting there? Is there something wrong with it? Having you home priced high and your realtor keep coming back to you lowering your price numerous times is not a good thing. This can further dampen your business relationship. This also sends signals especially to neighbors that are watching.
Now December 31st and May 30th an abundance of listings expire and sellers are looking for that right realtor to have their home sold. Again sitting on the market for six months with little or no activity, there is something seriously wrong. You should be able to lay your head down with peace. Again, the realtor that is educated, good character, knows the market conditions, always on time and stays on his game is the one you want to sell your home. Tips from a seasoned realtor suggest you must display curb appeal to attract drive by prospects. Outside repair all spider cracks and paint whole home, pressure wash driveway, gutters, sidewalk if applicable, windows and walk entrance. ensure lawn is cut, edged and hedges or trees trimmed. Inside home a nice fragrance once entering home and throughout. Remove dust off all fan blades, clean windows and ledges. Ensure no dust is on air conditioner covers and filters changed. Neutral colors are necessary so that prospective buyer's can visualize through home. From experience some buyer's cannot see through this. Kitchen counter simple and declutter home is a must. Beds made and closets neatly arranged goes a long way.
