Ultimately there are three things a seller wants. sell for the most money they can get, sell in a reasonable time and sell with the fewest hassles.

Currently March 2023 for 24 months we have been sitting extremely low, with 90 days of inventory to choose from. This is not much at all and many may not suit your taste. There is still a lot of competition from other buyers, what has improved is that the bidding wars seem not to exist anymore since the pandemic is almost a thing of the past. Today buyers can now comfortably search for a home, have an full inspection in order to decide if that home checks out for them. Home are sitting on the housing market much longer than the last two years. In today's housing market where mortgage interest rates are even higher, buyers can be a little choosier because they are going to target the homes that are more appealing to their taste.

National Association of Realtors reports sales increased in the south nearly 15.9% since January 2023 which is still an 21.3% decrease from the prior year. Average days on the market in February 2023 reported was 34.  First time buyers made up close to 27% of sales which is down from 37%. Median price for the month of February 2023 in Dr Phillips and the Central Florida is 358,000 with 2240 sales and average interest rate 6.4% and finally 5,555 homes in inventory.
