I plan to perform a detailed report on your property and will review all upgrades with features and benefit's inside and outside of your home and give any recommendations if necessary. The report will contain what has sold within a 3-5 mile radius and I will give you my professional opinion of what your house is worth. I will provide you with a seller's disclosure and homeowners association form to complete. And of course any other addendums as for all communities differ. This aids your buyers more information to make a sound decision. Once contract(s) are presented I will show you pro's and con's on each contract to your benefit with negotiation power. I will give my professional opinion and your choice to accept.
Step one is that you must be pre-qualified so that we know how much of a home you can afford. Once you have you letter from your lender we can look at homes based on where you need to live. I need to know your want's and need's in a home and lifestyle. With this information this will give me a good idea of what homes and communities to send you. Once you have your heart set on a home, I will write the contract with your full understanding and in your best interest along with power negotiation skills. Once accepted we will go through the phases. I will send lender executed contract, they will order appraisal and survey, they are both paid up front. In the meanwhile ensure you continue to provide lender all required documentation. I recommend you have a home licensed home inspector inspect your home and prices vary. Provided home inspection comes back looking great you can move ahead. If not items could be negotiated. Once appraisal come back at above contract price and survey you can gracefully move ahead. If appraisal comes in lower, there are two options. Buyer can back out and get earnest money back or seller can lower price to accept the deal. Title company will send you a document of estimated cash to close for closing. This must be wired the morning before the next day of closing. The title company schedules the closing. Final walk thru is scheduled two days prior, just incase of any needed repairs.
