These are very important documents with strong language that will help you decide to proceed ahead with the transaction to purchase real estate or cancel. This seller disclosure document reveals all know repairs, renovations and all upgrades. These forms are designed to inform you of everything that is broken and or repaired. Due diligence is required to check with government officials to ensure all permits were opened and closed on all work performed or in progress.

This should also be disclosed if any permits are still open under contract. Reason being, work has to be performed to code for safety hazard reasons by law. This is much different process than buying a used car. You have really minimal or no history when you purchase an automobile. 

SIGN DOCUMENT

Prior going under contract, it is wise to review this disclosure on the home you are purchasing while in the process of signing the contract. It should be already signed, dated and initialed for the seller. I highly recommend you hire a professional home inspector. Do your research on who you will hire. Price depends on size, age and one or two story. You will receive a detailed report of home under contract. With this report you can proceed with contract or negotiate any repairs. This must be performed in a timely manner according to the executed contract.
