NEW CONSTRUCTION GROWTH

New construction growth was well needed in the first quarter of 2020. Since the rates were low as 2.2% it was only wise to purchase or refinance a home like many did. Along with this, the inventory of homes has been consumed and rapidly right before our eyes. It got to a point new construction could not keep up with the housing market, and to show this point for the first time in history there were biding war's on new construction which was unheard of.  More families are pouring into Florida weekly and roads are busy and new construction has truly stepped up to meet demands of a rising economy. Central Florida developers are building many more condos, townhomes and single family homes to meet the home buying demands. New home sales are up by 12% in May 2023 and buyers have turned to purchase new construction due to low inventory. Lenders are being very creative with buy downs and many other incentive programs due to interest rates rising along with home prices holding and with a slight increase in Central Florida. NEW HOME SALES

New home sales has rebounded in June 2023 from the trend of the low housing inventory despite home affordability. The increase of new home sales is a positive tune for new construction. With that said, new construction has performed quite well and doing it's best to cool the housing market but may not be enough facing the flow and demand for renters to become stable homeowners with a solid monthly payment. The fact remains is that no telling how much rent will keep increasing. The lack of housing inventory continues to prevent housing demand from being fully realized.
