It takes much preparation and the right realtor to list your home the first time before putting your home on the market. I will pass on some wisdom from many years of experience to help expedite this process. Have all repair work completed if possible. Curb appeal is a must, this includes maintaining the lawn even if home is vacant. Fresh mulch or rock to complement the exterior. Lawn maintained with edging and trees pruned. Pressure wash side walk's, patio and driveway. Windows cleaned inside and out and carpet free of spots. Roof free of leaks and gutters cleaned. Remember we want to attract buyers driving and walking. Once we have the buyers attention outside, now it is time to present the interior of home. The objective is to have the home "POP" soon as they walk in! Ensure to have carpet fresh on carpet or some sort of sweet smelling fragrance throughout home. I can go extreme having light music playing in the background! I suggest the newer light bulbs called daylight which pops the home, especially the kitchen. Smart homes are a bonus! The yellow bulbs are now dated and use more energy. Declutter is a must for all counter tops and all rooms. Remember you are dealing with buyers of many backgrounds and some cannot see through clutter and could be an immediate turnoff. No dirty dirty dishes in sink please. If you have a pet have dog taken for a walk. Cat's will hide most of the time. One home recently caught my attention because shoes for kids were lined up neatly near garage door and not in the way. On top of that home showed impeccable! You can tell they wanted to sell and complied with their realtor request's. I hope these ideas help to produce a successful sale for your home. As a power listing agent, I will pass onto you even more ideas to accelerate the process. Any questions feel free to contact me today at 850 496-6412.
