Inspections are highly recommended, especially when it comes with an existing home. You are making a huge investment, this service is a major investment. Look up ratings on companies of if you have a friend that has reputable service. These individuals are supposed to be Licensed by the State and Insured. A bonus is member of chambers, BBB and National Association of Certified Inspectors. All inspections should be performed in the manner with the Standards of Practice of American Society of Home Inspectors known as (ASHI). Referrals always work the best. This takes an experienced person or buyer to know if the house would need this. Depending on the year, one, two or three story home the price varies.
Typically Wood Destroying Organism (WDO) and inspection is required if borrowing money from a lender. Four point inspections truly will save the maximum money on home insurance. These prices vary demographically and Florida and coastlines are looked at very closely.

Personal Inspection
From my experience I visually look for these series of items, run the water in every sink to see if there are leaks in the bottom of sink's, if stucco, look closely for spider cracks outside. Floors, look for tile cracks and garage floor cracks. Small ones are usually common from home settling. Shower heads not leaking, toilets flush, hot water at each faucet. Fans work on each setting. Water heater set at 120 which is standard. Look at exterior doors on the outside bottom and side door jam to see if there is any rotted wood that is holding moisture. If you can poke a nail through it, this needs to be replaced depending on how severe damage is. This is where termites can start.
If home is in Florida, please secure before hurricane season due to insurance can increase. Once the inspection is finished, you will receive a detailed report that you will learn a lot about.
