Monthly ensure to check HVAC filters to change, some you can pay a bit more and use up to 90 days. There are some you can buy that are reusable, you must take filter out and spray down with a water hose. Typically once a month pour a cup of bleach or vinegar in AC unit then hot water behind it to flush and clear lines every 30 days. Every home is different on filters, due to high traffic or pets. Also look for the return vent and take off to hose down outside. This really collects a lot of dust that will stay on the inside and build up in air duct if not given attention. Check for water leaks in all faucets, water stains under sink cabinets, shower heads and around toilet bowls. Look close for running water in toilet. Test your smoke detector batteries, depending on brand they can last up to 2-4 years. If you have any tile, look very close to see if any cracks also in grout and caulk due to settling. Look at front door from the inside from a distance where it meets the door jam. If you can see light the cushion needs to be adjusted. same as on bottom of door. For a family of four clean you dryer vent on inside of dryer monthly. The duct in back at least three to for years. Carpet depending on general traffic and pets, vacuum weekly and steam clean at least once a year.
Inspect and ensure water heater is set at 120 degrees which is common and saves on electricity or gas. provided you have a garage door opener, spray the springs with lubricant once a year.
Do a walk around as you stand back take a good look at the roof to see if shingles are in tact. if you are in areas with band winds, tornadoes or hurricanes, please inspect roof for lifted shingles or loos ridge vents. These can cause a roof leak if not taken care of if damaged. Ensure there is no fog between windows, if you see that, this means a seal is broken if you have double paned windows and your utility bill will rise slightly and room will be a bit colder than normal. Look for any tears in screen, provided your home is stucco look for any spider cracks. These need to be sealed and painted. If you see one there possibly could be more. This is due to home settling. If paint is fading, home must be repainted. Typical home in Florida last three to five years with contractors standard paint. I recommend lifetime paint, and long as it is applied properly you will have no problem. It cost a bit more but worth every penny. The paint protects your stucco, if not caught in a timely manner, stucco will start to crack and moisture will form the start cracking. As I alway say, pay now or pay more later. Gutters, soffix and facia should be pressure washed each year for build up. If you have gutters, inspect evert six months provided you have trees on property.
