First time homebuyers can be a bit scary without any knowledge what to look for. First step is to find that right realtor.  I find in my business referrals are 75% of my business because of hands on experience and your name can easily get passed on. Secondly (overall social media) is a must nowadays to show even more you are legit rather than a plain referral.  

You want a realtor that can educate you through the buying process and be clear every step of the way to ensure you fully understand the process. The most important thing is that is cost you nothing. Alternatively not having the right realtor can cause you a major headache and lose your dream home and possibly money. Moreover, you want a realtor that is fully committed to service you and your family.

Next is to use a lender that can dig beneath the surface and always go the extra mile for you on different loan programs that fits your best needs. Every buyer pretty much has a different scenario.  First, you will be introduced to a loan processor that collects necessary documents.

Please be accurate as possible when the processor is asking questions. This needs to match what you give them in the documentation. Please give them documents in a timely manner, this accelerates the process. They will request consent to pull your credit to see your profile and make suggestions on what to do with specific creditors concerning balances or any other concerns. During this process do not make any major purchases.  If so, this can throw the numbers way off and you may not qualify for as much of a home as you desired.

Once you have a pre-approval you are ready to shop with your realtor that will send you properties for sale within the area's you so desire. This decision could depends on schools and work location and what community has to offer. Now that you have found a home a skillful realtor will write a contract to your best interest. This home needs to meet lender minimal habitual requirements.

Perform a home inspection is a must and you will see the home inspection report and your realtor can give you ideas.  You can pick your own home inspector as use a variety of inspectors you realtor can provide you with. If you have the liberty to be there while this is performed you can learn some things right on the spot. Once you have your report back you can make decisions based on your realtor input as well.  You can negotiate items to be repaired and request receipt. 

Once report is accepted you can move ahead. Any open items with your lender please close them out.  Appraisal will be ordered through the lender to ensure it comes back at least at the contract price or higher.  If not there can be a problem depending on how much lower it came back referencing contract price. Negotiate a new price is an excellent consideration. provided this goes well either way survey is ordered.  Again any open items send to processor so that your target closing date can be met. Once you have clear to close schedule final walk thru two days prior just in case anything needs to be repaired. Then receive the keys at closing. Happy Buying!
