First time buyers can be a bit scary especially without any knowledge what to look for. First step is to find that experienced realtor. I find in my business referrals are about 75% of my business because of hands on experience and your name can easily get passed on. Secondly (overall social media) is a must nowadays to show even more you are legit rather than a plain referral. You want a realtor that can educate you through the buying process and be very clear every step of the way to ensure you fully understand the process. The most important thing is that this service cost you nothing. Alternatively not having the educated realtor can cause you a major headache and lose your dream home and possibly earnest money deposit.
Moreover, you want a realtor that is fully committed to service and your family. Next is to use a lender that can dig beneath the surface and always can go the extra mile for you on different loan programs that best fits your needs. Every buyer pretty much has a different scenario. First, you will be introduced to a loan processor or officer that collects the necessary documents. Please be accurate as possible when processor ask questions. This needs to match when documentation is provided. Please provide documents in a timely manner, this accelerates the process. They will request consent to pull your credit report to review on what may need to be accomplished to get a higher credit score. During this process do not make any major purchases without talking to your loan processor. If so this throws your pre approval off and may not qualify for your loan. You are now ready to shop for homes with your realtor that will send you properties that matches your criteria. This decision could depend on schools, work location and what the community has to offer. Once found have your realtor write a contract to your best interest. This home needs to meet lender minimal habitual requirements.
Performing a home inspection is optional but I highly recommend. New construction is performed by the city to pass each phase of building, however it's your option. Your realtor can provide you several inspectors and your choice on who you hire. Once completed you will receive a detailed home inspection report. You have the option to negotiate repairs if necessary and request receipt. Once report accepted by the seller you can move ahead. Any open items with your lender, please close them out. Appraisal and survey will be ordered through you lender and paid in advance. Appraisal needs to come back at contract price or higher. If not there can be a problem depending on how much lower it came back referencing contract price. Negotiate a new price if lower appraisal and if buyer accepts produce an addendum with new price. If not, you are entitled your deposit back provided the lender produces a letter that lender cannot lend due to appraisal. Once you have a clear to close schedule a final walk thru two days prior just in case of repairs. Provided all is fine closing date should be already set.
