CURRENT CENTRAL FLORIDA HOUSING MARKET

The current Central Florida housing market is a hot topic as of November 2022 and no different than any other as we end this year. Experts are reporting through the next 18 months 12-25 percent drop in prices in low density locations. So much is uncertain in the public eyes and many do not know if they should now buy a home. As this housing market softens, more homes are being added to the housing industry. It's our jobs as professional realtors to educate the public. Many lenders are thinking out the box with flexible interest rates to get qualifying homebuyers into homes, of course by complying with all applicable lending laws. 

The housing market is moving in a pace to expect uncertainty into 2023 as the consumers, financial markets and policymakers sift through challenges in the housing market in this rollercoaster we are currently in today. This makes it that much more difficult to forecast mortgage rates taming inflation.

The last two years was a fiery seller housing market. Supply was low and demand very high. Remember the interest rates spiked in June, July, September and November. Each month produced a .75 percent rate spike making history trying too curb inflation. The system now is designed to stabilize and lower prices on home sales. INFLATION

The definition of inflation is the increase in the price of all goods and services over a period of time resulting in reduction in the purchasing power of a given currency. Experts report a 3-5 year cooling period for prices to level off with interest rates possibly declining. also interest rates to declining to 5 percent by the end of 2023. Truly the interest rates now is a normal market, the home prices need to come down for affordability for many home buyers. High gasoline prices are not helping this matter. On a good note many are now working from home which cut's and a huge savings on gasoline. 

FUTURE HOME BUYERS

Future home buyers, please prepare to save with less debt and on time monthly payments on all bills. On time rental payment history can now count against credit score. Even though the unknown of rising rent, this is the best thing a renter can do for the time being to get in position.
