As of December 2022 Central Florida housing inventory has grown 4.8% since June according to the national association of realtors. We are currently holding approximately a 30 day supply of homes for sale. As more homes continually come on the housing market, fortunately there are homebuyers out there. These are mostly the generation Z millennial homebuyers with great income and good credit. As a realtor working with these buyers, they are thinking out the box to find that perfect home, if not, figure out a way to make it into their dream home with innovation and technology. What happened last month in Central Florida since December 2021 listings sold rose 14% in December 2022 which is a good sign for sellers. 

NEW CONSTRUCTION HOMES

New construction homes are continued to be built at a moderated pace. Supplies on hand have gotten much better for builders. The last two years it was difficult to determine when a home was to be completed due to supply shortages. This was due to many workers quitting with ships sitting out at sea and no workers to offload supply. This goes for perishables that were spoiling also. This ordeal was bigger than many think. Along with new construction homes, lenders have gotten creative with interest rates to assist homebuyers. Many offer programs such as buy down rates along with offering an lower introductory rate the first year and second year. The third year you will lock at a permanent interest rate.
